The new Northgate Architectural Committee will evaluate any and all proposals that will affect the attached outside of the individual homeowners units. This committee will be responsible for analyzing any submittals that a homeowner might wish to request permission to change on the exterior of any unit. This includes roofing, windows, exterior panels, exterior paint of any sort, exterior trim of any sort, gutter and eave replacement, deck approvals, antennas, exposed wires, fireplaces, exterior water hoses, garage door replacements, etc. In general, if it is attached to the house then your request will be evaluated and properly forwarded to the Board for consideration. It is also the responsibility of this committee to ensure that the basic charm and integrity of the neighborhood is maintained at all times. One important part of this committee will also be to ensure that as the units continue to age that recommendations are made to the board that are relevant to the economic and modern day times. As an example, when a request is made for one person to change windows, as most are coming due now, the Committee and Board will take into account the impact on current bylaws and future neighbor needs. As an example all future windows need to have the ability to maintain the basic look of the community while still offering energy savings and cost benefits. You do not want 16 different brands of windows with differing browns and trim sizes and window pane colors. For that reason there might be a class or specific brand that is allowed while others might be rejected for any wide variety of reasons. JUST A REMINDER THAT ACCORDING TO THE BYLAWS AND THE PAST PRACTICES OF THE COMMUNITY, ANY AND ALL PROJECTS THAT ANY HOMEOWNER IS CONSIDERING MUST HAVE THE PLANS SUBMITTED PRIOR TO ANY EXTERIOR MODIFICATIONS. THIS INCLUDES DOORS, WINDOWS, ROOFING, EAVES, DECKS, WALLS, PAINTING (INCLUDING TOUCHUP TO ENSURE PROPER PAINT COLOR MATCHING), ANTENNA ADDITIONS, FIREPLACES, ETC.
